Sale and Purchase Agreement of Land and Building there is a principle of balance, such as in article 3 that regulates development and transfer of land and buildings to the buyer as the consumer, chapter 7 which regulates the maintenance period, and article 11 which governs the duty of the purchaser in this case the consumer if there is any Force Majeure. The principle of balance settings in the purchase agreement against the consumer, namely: (1). The obligations of the seller is more dominant, and (2). Rights as consumers are still not guaranteed optimal, (3). As the buyer in this case the consumer to feel the pain of loss of good material losses, especially losses in terms of the immaterial.
